Round Rock, Texas — Mark IV Capital has broken ground on the restaurant collection at The District, a 65-acre mixed-use project under construction in Round Rock, roughly 15 miles north of downtown Austin. Up to 14 food concepts and lifestyle brands will occupy the 41,525–square-foot restaurant block, which will include six buildings integrated along a greenbelt-inspired walkway in the heart of The District.

Phase I of The District — which features a 316-unit luxury multifamily building, ground-floor retail and a food-and-beverage plaza — is scheduled for completion in the first quarter of 2028.

Upon full buildout, The District will feature more than 3 million square feet of office space; 1,500 luxury apartments; 300 hotel rooms; and 150,000 square feet of retail and dining. The project broke ground in March 2025 and is projected to be delivered by 2039.
